Hi, I’m Ollie, I started Tenlo after helping my landlord re-let their property and realising how effective using a departing tenant can be, and how expensive traditional options often are for what’s required.
A bit more about me:
I spent 6 years renting and living in London, first as a stundent at Imperial College and then as a Strategy Consultant at LEK
I’ve been around property for most of my life, giving me a practical understanding of how properties are actually let and managed
I’m currently dedicated full-time to Tenlo, ensuring the process is as smooth and effective as possible for early users

How much does this cost?
This is agreed between you and your tenant, but as a guide we typically suggest around the equivalent of one week’s rent. This is designed to be meaningful for the tenant while still remaining well below the cost of a traditional tenant-find fee. A small £20 fee for Tenlo is included within that amount.
What do I still need to handle?
The tenant sources and shares suitable candidates, including a brief profile for each. You then review applicants, carry out your usual referencing and checks, and decide who to proceed with. Once selected, you handle the standard tenancy setup (contracts, deposits and inventory) as you normally would.
What happens if the tenant doesn’t find a replacement?
We monitor progress closely and expect to see strong interest within the first 1–2 weeks in most cases. If that doesn’t happen, we’ll flag it early so you can move ahead with other options, such as listing with an agent. There’s no obligation. If a suitable tenant isn’t found, you simply continue with your usual re-letting process.
Is this compliant with letting regulations?
Yes, this follows the standard re-letting process. The new tenant is approved by you, referenced as normal, and contracts directly with you under a new tenancy agreement. The outgoing tenant is not subletting or assigning the tenancy, they are simply helping to source potential replacements. You remain fully responsible for all usual checks and compliance, including referencing, Right to Rent and deposit registration. The agreed payment is a private arrangement between you and your outgoing tenant, structured upfront so expectations are clear for both sides.
Why trust a tenant who is moving out to find someone suitable?
Tenants are incentivised to find a good replacement, but we guide them on what to look for and help ensure only relevant candidates are put forward. We’re also accountable for the outcome; placing unsuitable tenants would reflect directly on us, so we’re careful about the standards we maintain. You still review all applicants, carry out your usual checks, and make the final decision.
